Imbalance between demand and supply of urban housing
Housing, as one of the essential commodities, includes different aspects of human life. It makes governments involve in providing this need because of its welfare impacts on the economy of the societies.
Downturn in urban housing during last two years has concerned policy-makers in this field and let them adopt effective decisions.
It seems that the first measure in this regard is to find the reasons of this recession. Assessment of demand and supply of urban housing should be analyzed in this regard. To estimate the demand of urban housing, the number of households, newly married families, renovation of weak residential units technically, and residential units without minimum welfare in the country are factors that can be investigated.
On the other hand, residential units in the country, total urban housing added during recent years, negative supply because of destruction of housing units, and potential supply of housing should be considered to estimate the supply of urban housing.
After estimating housing supply and demand in urban areas, it is necessary to estimate about the excess amount of demand and supply in order to adopt accurate policies in accordance with the results regarding urban housing market by officials.
According to the statistics, 16.2 million residential units were supplied in 2011 in urban areas, and this figure was 18, 19.9, and 21.8 million units in 2012, 2013, and 2014 accordingly. More than 23.2 million residential units were supplied in the first half of 2015 accordingly. Housing demand was 20.1 million units in 2011, and it was 21.1, 21.7, and 22.2 million residential units in 2012, 2013, and 2014 accordingly. Meanwhile, it was about 22.6 million ones in the first half of 2015. Therefore, these statistics show decrease in lack of urban housing and even more supply in the country.
